Thank you for your message. I will be in touch with you shortly.

It starts with change.

Maybe a parent just passed and you're suddenly responsible for their home, their belongings, and every decision that comes with it. And you may not be the only one with an opinion.

Maybe you've lived in your San Francisco home for decades and you're ready for the next chapter, somewhere smaller, somewhere simpler, or somewhere new entirely. Or maybe you're thinking about a second home and want to do it right.

Either way, you're facing decisions layered with emotion, timing, taxes, and family dynamics. And you probably don't want to get it wrong. I'll protect your time, energy, and money.

Whether you need to navigate a probate sale, sell a home held in a family trust, downsize from the family home, or figure out whether to sell or rent an inherited property, I've done this before. I'll guide you through it with patience, honesty, and zero pressure.

My Story

I relocated from Connecticut to San Francisco for a career in tech. I've rented. I've bought. I've sold. I've been a landlord. I've upgraded. I know the excitement. I know the uncertainty. I know the weight of getting it right.

That journey led me into real estate.

For more than 15 years, I have worked across nearly every transaction type San Francisco throws at you. TICs, multi-unit buildings, trust sales, short sales, tenant buyouts, probate sales, and more. If it is complicated, I have probably done it. I have a business degree, a background in tech and B2B sales, and am an ICF trained coach, which means I ask before I act.

Along the way, I developed a genuine passion for preserving and growing generational wealth. Wealth built over a lifetime can disappear in a single misstep. A missed tax strategy. A home sold before the step-up in basis is applied. A poorly timed sale. It is almost impossible to get back. That is why I take this work seriously.

I am not the agent who tells you to sell because selling is how I get paid. I have told clients to wait. I have told clients to rent. I have told clients the timing was wrong. Because my job is to protect your outcome, not mine.

Outside of work, I am raising twin sons in San Francisco and remain, unapologetically, a Yankees fan.

You can count on me to always think creatively and help you move forward without regrets.

My family had an elder member move into assisted living facility and needed to sell his Eureka Valley home of 40 years to pay for expenses. Karen was faced with a challenging situation as the home also had a long term protected tenant living in an unwarranted in-law. Most buyers were not willing to take on the tenant so the home had to be priced perfectly and also marketed to right buyer. Karen could not...

After I mentioned to one of my clients that we wanted to sell our house, she said, "We just sold ours and you need to meet Karen McCarthy. We loved her. She's no nonsense and a real go-getter!" My interest was piqued and we called Karen. After one meeting, it was obvious that Karen was a good fit for us. Selling your house can be a real emotional roller coaster ride at times and physically exhausting at ...

The sale of my San Francisco property was going to be challenging and I needed someone who could think out of the box and really dedicate some effort to it, especially since I was planning to be out of the country during much of the time the property was listed. Let me say again, there was nothing easy about the sale of my property. Karen's persistence, creativity, availability, intensity and ability to ...
